Trendy homes springing up in Pune suburbs

Until a few years ago, home buyers in Pune seldom considered any aspect beyond the project location and pricing. So homes constructed during that phase were mostly in the ‘no frills’ category.

However, with the city and its peripheral areas undergoing a major transformation in terms of infrastructure and the influx of ITES sector firms, the demand for new homes has also changed. Builders are gearing up to meet the new buyer requirements of bigger homes with better amenities and plenty of greenery.

One such location is Kalyani Nagar, which over the years, has emerged as one of the most prominent and established commercial real estate destinations on the Eastern corridors of Pune. Its strategic location between Koregaon Park and Vimannagar and its proximity to airport, railway station and other commercially sound establishments with the likes of Kharadi and Hadapsar makes it an ideal destination for IT/ITES companies.

Once relatively unknown in the real estate arena today, it is a hotbed of Information Technology activity and has come a long way as one of the most upmarket residential destinations in Pune. The catchment has also witnessed a number of commercial establishments growing rapidly.

The demand for luxurious houses has always been there, but there was a lack of supply. Today, city builders who give the best of quality with transparency in dealings have bridged that gap.

Sakla adds, “Luxurious houses are in demand. They have best specifications, worldclass amenities but a-la carte homes are not much in trend but we have to work on such kind of options as it will attract customers as it gives them option of designing their flat as per their requirements. In Pune, there are buyers if they get value for money. Budget is not much of a constraint.”

Jaymalhar Bhosale, COO, of City Corporation promoting Amanora Park Town, feels Pune is changing at a fast pace in terms if lifestyle. “In 2007, the skylines of Pune saw a phenomenal change when buildings touched the 100 meter mark. People do not mind paying an extra amount in order to get a flat on the top storey. Customer also ensure that amenities like swimming pool, gym, recreational club and so on are in place. People don’t mind paying extra for good infrastructure like healthcare facilities, roads, school in the vicinity and so on. Most of the upmarket customers prefer to have their interiors designed personally.”
