City Scan Kandivali: The future is bright

Ramesh Mehta shifted a year ago from Carter Road to Valley of Flowers in Thakur Village, Kandivali.

He says, "After retirement I wanted to stay in a quiet and calm area. Since Kandivali had a peaceful environment and was close to nature I decided to stay here. It is a developing area, so there are many things lined up for the near future like malls and multiplexes. There are plenty of schools. Moreover residential complexes themselves provide amenities like swimming pools and clubhouses, so we don't need to go out for recreation. This is just the beginning of development in Kandivali. It has a bright future ahead."

Chirag Amin, who also recently shifted to Kandivali, was looking for a bigger space. Amin points out, "When I was looking out for a house I explored places like Andheri and Versova. However, property rates in these places are quite high and the area has become a concrete jungle. Kandivali, on the other hand, had more space and greenery. It was not too crowded like other places, has less construction, so even children have place to play.

"The layout of the flats in Kalpataru Gardens was impressive. The project is near the highway and railway station. Moreover there is Glob Growell mall and multiplex coming up in Kandivali. The flyover connecting Kandivali east to west will also be completed in a year's time. Looking at all these aspects I decided to stay here and today I am happy I took that decision."

A resident of Ekta Bhoomi, Deepak Vatsarajani comments, "Kandivali is an ideal residential area. It has good connectivity by buses and the Western Railway line. D-Mart, providing all necessary items, is in close proximity. An important aspect is a friendly and decent neighbourhood. The housing project in which I reside has a gymnasium.

One of the factors that made me choose this location was the project itself." Gopal Sharma, General Manager - Marketing, Gundecha Builders, says, "Kandivali, specifically the east, is the only suburb in the Western tract having huge vacant spaces for development. It is also well connected i.e. Western Express Highway and Western Railway.

The area is close to the hills of National Park, is pollution free, and residents are within the city, yet close to nature."

"We have a project in Kandivali called 'Valley of Flowers'," he adds. (seen above). "This project has more than 1,300 flats in stilt plus eight-storeyed buildings as well as 15- storeyed toweRs Modern amenities such as a health club with sauna, steam and jacuzzi, swimming pool, well-equipped gym, children's park, party hall and video tech phone are provided in every building."

"There is so much land still available in Kandivali that development will continue for the next eight to 10 yeaRs It will obviously be well planned. The highest appreciation compared to any other area of Mumbai city has been seen in Kandivali. In fact, rates have almost doubled in the last four years in Kandivali and a steady increase is expected in future also. All these factors make Kandivali an area in demand," adds Sharma.

Speaking about the development, Chairman and Managing Director, Ekta Group, Ashok Mohanani comments, "We first introduced our projects to these places in 1986. The area at that time lacked a proper network, roads and flyovers, underground infrastructure of utility services. In the past two decades, there has been a major quantum leap in infrastructure. Close proximity with S V Road makes it well accessible to airports, and the main city. The flyover connects it to Western Express Highway."

"We are launching Ekta Meadows near Thakur Village, Borivali East. We have Ekta Bhoomi Gardens and Ekta Woods in Borivali East and Rock Avenue and Rock Enclave at Charkop, Kandivali West. "The amenities we provide at our various projects are designer bathrooms equipped with glass and ceramic washbasin and imported ceramic tiles. We provide modular kitchens in all the flats, which is the first requirement of ladies nowadays. The project also has a fully equipped gymnasium, swimming pool and squash court. The prevailing rates in our projects are Rs 2,200 upwards, depending upon the floor you select," adds Mohanani.

H M Pandey, Director of Telebuild Construction Pvt Ltd, explains, "We chose this location for our project because it is the fastest growing suburb with tremendous development opportunities. "We have three projects i.e. Vishnu Shivam Tower, a multi-storeyed tower having only 2 BHK apartments, Vishnu Shivam Mall with a single screen cinema, and Gayatri Satsang with 1,2 BHK Apartments. The projects have modern and high-tech amenities."

"Infrastructure in Kandivali has developed rapidly over the years. The suburb is soon to become one of the best. There has been a shift in the class of customers of our projects from middle-class to upper-middle class. "Current rates in our residential projects are Rs 2,801 per sq ft. The future of the residential property market in Kandivali is definitely bright," remarks Pandey.
